Culmer Village

Due to the environmental contamination (primarily chlorinated solvents) the property was not marketable to a traditional end user or developer without further investment in both time and capital. The seller’s need for liquidity and the environmental challenges, presented the opportunity for GKE to purchase the property quickly at a significant discount to its otherwise non-impaired market value.

Industrial Park Landfill

Property was acquired through foreclosure of past due real estate taxes. A former construction and debris landfill for Westinghouse, the site was closed for over 20 years and has since been monitored by the city of Coral Springs for soil and groundwater contamination.

Palmetto Bay Environmental Loan

Representing the owner, Goldstein's first step was to identify the cause and extent of the property's contamination. It was quickly determined that the contamination on site stemmed from Deltamethrin, a chemical used in pest control applications and is common on sites formerly occupied by pest control operators.

Former Peoples Gas Site

The 17-acre site was formerly operated by Peoples gas from 1930 to 1984. The site was operated as a manufactured gas facility that stored tens of thousands of gallons of fuel in multiple tanks across the property. Goldstein obtained the BRSA designation while the client secured necessary entitlements for the property by changing the zoning from industrial to residential.

Former Pest Control Facility

GKE is under contract to purchase a 2.08-acre property located directly on the Miami River in Miami, Florida. The property, which is now vacant, is a former storage facility that housed and distributed insect and pest repellant.

GKE is led by partners Michael Goldstein and Kelly Kite. Prior to founding GKE, Goldstein served as Kite’s counsel for his firm’s environmentally challenged holdings. In the process, the two constructed a vision to combine their collective expertise in private equity management, real estate development and environmental law, which cannot be easily replicated within the market.
